We’ve seen drivers of electric and hybrid vehicles recognized and rewarded in numerous ways already — most elaborately at the Charles Hotel in Massachusetts — and recently we came across an effort that focuses on electric bikes. Specifically, Austria’s Energie Graz recently installed a free e-bike charging station complete with lockers on the campus of the University of Graz.
Some 85 percent of students at the University of Graz get to class each day using transportation other than automobile, and electric bikes are a popular choice; in fact, e-bikes are reportedly expected to increase in number in Austria from 2,750 to 400,000 over the next 10 years. With just such eco-minded commuters in mind, Energie Graz in May launched its new locker-equipped power station. Now, on campus, any of the university’s 27,000 students and 3,500 employees can charge up their e-bikes while they work or attend class, with protection to keep their batteries safe. (The university also has regular charging stations that can be used without removing a bike’s battery.)
Energie Graz is reportedly planning similar efforts at hotels, shopping centers and parking garages — including, potentially, staff parking lots at large companies. 在近日召开的“亚洲协会第18届企业年会”上，某地产商再次语出惊人，称“中国的房价问题，不是简单的低收入人群买不起房问题，而是中国由于传统购房观念导致买房人太年轻造成的”，又把房价上涨的“皮球”踢给年轻白领购房者。 对于这位地产商的观点，我们一点都不陌生，因为近年来房地产界令人哗然的经典语录实在太多。稍加归纳，就有以下五种经典类型。 其一，贪心贪婪型。 自2003年以来，中国房地产市场开始升温，至2007年底市场人气达到顶峰。与此同时，中国房地产市场价格也进入快速上升通道，其中尤以2007年涨幅最为惊人。2007年下半年，全国70多个大中城市房屋销售价格屡创新高。 然而即便这样，一些房地产商还是感到不满足，似乎觉得涨幅还太小，于是有人就公开扬言“中国的房价会至少再涨十年”、“中国房价只会涨，不会跌！”。更令人大跌眼镜的是，一些所谓的专家学者竟然也跟风炒作，称“中国楼市泡沫永远也不会破裂”、“房价在五年内至少涨三到五倍”、“中国房价还要继续上涨20年”。全然一幅暴发户心态，实在可恶。 其二，流氓无赖型。 面对日益高企的房价，面对全国人民日益强烈的质疑和不满，大多数房地产商都选择沉默不语，低调行事。但也有不甘寂寞、自以为是者，主动站出来释疑解惑称“未婚女青年推高了房价”、“钉子户推高了房价”。其学问之高，胆量之大，实在令人佩服。 房价上涨过高，原因固然很多，但房地产恶意炒房、捂房惜售却是关键。不然，房地产行业何以暴利惊人？据福布斯2007中国富豪榜显示，前十位富豪中地产商就占据其六，由此可见一斑。因此，那种不顾事实真相，不顾人民感受，一味将房价上涨原因栽赃到购房者身上，实在有点不太厚道，由此遭到网民疯狂“拍砖”，一点也不奇怪。 其三，威胁恐吓型。 房价的快速上涨，引起了百姓的不满，更引起中央高层的关注。自2007年以来，系列宏观调控措施密集出台，政策利剑直指房地产市场的两大核心要素：地根、银根。而征收土地闲置费、提高第二套房贷等政策措施的出台，更使市场出现分化：一方面市场观望气氛渐浓，另一方面部分开发商资金链嘎嘎作响。 于是，有人就开始坐不住了，先是惊呼“不出三年,房地产商就要卖儿卖女!”，一幅凄凄惨惨的模样。后来，又有人扬言，如此调控 “要死肯定是银行先死，房地产商后死”，言语间充斥着威胁和恫吓的火药味。真是滑稽！ 其四，洗心革面型。 楼市的低迷、成交量的萎缩，着实令开发商头疼。如何破解这个难题，有的开发商选择死扛硬挺，有的不惜雇人排队制造虚假繁荣假象。 当然，也有顺势而为者，不但坦然承认楼市“拐点”已经来临，而且还主动降价促销。甚至在中央电视台某访谈节目中，还为自己此前疯狂拿地等不理智行为向全国人民道歉。只是颇为遗憾的是，日前此君却深陷“捐款门”、“圈地门”，着实让人困惑，商人毕竟还是商人！ 其五，幸灾乐祸型。 楼市的不景气，固然令开发商伤心欲绝，但也有偷着乐的。就在房地产商普遍为资金感到忧心如焚、万科忍痛出让东莞某块地块时，SOHO却反其道而行之。5月27日下午，SOHO中国有关负责人就对外宣布，SOHO中国已收购位于北京黄金地段的一个超大型商业综合项目，收购价格为55亿元人民币。而且，据说还有进一步收购意愿。 然而，值得一提的是，就是该企业老总，在今年年初短短几个月之内就完成了一次彻底的观念转变：由当初坚定的楼市“无拐点论者”变成了坚定的“拐点论”分子，并于3月底在网上撰文抛出一番令房地产商为之震撼的话——未来100天内中国房地产企业将发生剧变，即所谓的“百日剧变论”。现在仔细咀嚼，不得不佩服其用心之良苦、手段之高明。 中国房地产商何来如此多“经典语录”？一些人的自我炒作、蛊惑人心是一个方面，但另一方面也源于市场和政策的双重挤压，以及在密集房地产调控政策发力之下，不同房地产商基于自身情况作出不同的判断：或准确或错误，或明智或愚笨。 因此，随着中央宏观调控政策逐渐调控到位，躁动不安的中国房地产市场将趋于平静，各种嘈杂争吵的声音也将暂且平息，一切都将重新开始，步入新一轮良性发展之轨迹。
